This valuable importance is given because it provides a sufficient impact to the reader in terms of the information occurring in the story and the perceptions that occurs in each and every mind of the character. In the Araby (Irving, 2007), the author utilized a narrator with the first person point of view, who is also a character in the story. In this case, the readers are being limited to the narrator’s/character’s perspective alone. The character acts and makes judgments in the story which shows biases and opinions to what is going in the story. With this type of narrator, the readers would be able to notice a wide range of information being shared from the character of the narrator itself.. The type of narration used in this story can be easily noticed for its usage of â€Å"I†. It has been said that the Comparison Method of Valuation is the best method. Do you agree with this statement? It has been said that the Comparison Method of Valuation is the best method. I personally agree to this statement but I believe there is no perfect valuation method. All methods have advantages and disadvantages. Valuers always prefer to use the comparative method for assessing market value or market rent, because it links directly to evidence of current market transactions. The other methods: profits, residual, contractors and investment are used when the comparative method cannot be used with full confidence. The comparison method is used to value the main types of property for example houses shops offices and standard warehouses and factories. These are regularly sold or let in the market giving plenty of evidence to support an assessment of rental value or market value of similar properties. The comparison method can be used to calculate the market value of the property and the rental as well; all other methods can provide results for one or the other. So this method is mainly used because it provides solid evidence of the property’s value. All other methods can be manipulated by the valuer. This is the reason why the comparison method is the only acceptable method for court usage. When there is little or no evidence of comparable market transactions the valuer needs to stand in the shoes of the most likely purchaser or tenant to simulate their thinking and calculations they might carry out when assessing how much to pay for the property concerned. To perform a valuation with the comparison method: The valuer needs to be fully aware of the current economic conditions * The market should be stable * There should be plenty of evidence of recent sale in similar properties * In Size * Condition * Age * Area * Type As I notice today it is very hard to find comparable market transactions simply because there are very few transactions done. But even when we do find comparable date the market is so unstable that they aren’t r eliable. The comparison method of valuation is also a basic component of each of the other methods. It plays a vital role in the Investment method. In the first stage of the investment method we need to analyze property sale transactions to establish the relationship between rental income and the capital prices recently paid by investors. So we basically use the comparable data from the comparison method to find a yield or a multiplier which expresses the relationship between rent and capital. And finally we use this yield and the rental income of a property to calculate the current value.

Crane Operator- The crane operator, operating the crane during the accident is sent on leave for the time and it is assured that all the operators henceforth operating the crane are suitably trained and experienced in handling all aspects of the crane operations. An inquiry is ordered as to why the crane operator did not warn the injured employee in time. Fixing of accountability- The senior foremen deployed on the shop floors will be conveyed that it is they who will have to assure that all the employees abide by the Company’s Safety Regulations while being on the shop floor. Many modern PCs have flash BIOS, which means that the BIOS have been recorded on a flash memory chip, which can be updated if necessary. The PC BIOS is fairly standardized, so all PCs are similar at this level (although there are different BIOS versions). Other DOS functions are usually added through software modules. This means you can upgrade to a newer version of DOS without changing the BIOS.PC BIOS that can handle Plug and Play (PnP) are known as PnP BIOS-es, or PnP BIOS current. These BIOS-es are always implemented with flash memory rather than ROM. CMOS Semiconductor complementary metal oxide (CMOS) is a type of semiconductor chip that holds data without requiring external power source. In a personal computer (PC), CMOS has the basic instructions the computer needs to initialize its hardware and start-up. These settings are known as the basic parameters of input-output system (BIOS), also called the CMOS settings. CMOS control a variety of functions, including the Power on Self Test (POST). When the computer power switched on, CMOS will run a series of controls to ensure that the system works properly. One of these controls includes counting memory (RAM). This start-up time delays, so some people disable this feature in the CMOS settings, opting for a quick start. If you install new RAM, it is preferable to activate until the RAM has been verified. Once POST has completed, CMOS runs through its other settings. Hard drives and formats are detected and Redundant Array of Independent Disk (RAID) configurations, the start-up preferences, the presence of peripheral and tweaks for over clocking. Many parameters can be changed manually in the CMOS setup screen to improve performance. However, changes must be made by experienced users. Changing the settings wrong can make the system unstable, causing accidents, or even prevent the computer from starting. The CMOS setup screen is accessed during the POST phase mode, by pressing a button before the operating system boots. Normally it is the Delete key but it could be another. A line of text will indicate which button the user in the CMOS or BIOS setup screen. Changes can be made from an operating system like Microsoft Windows, but must be done in a true DOS session. There is also an option to protect the CMOS settings by requiring a password to change settings. The changes are saved to the output by pressing the F10 key, and then the computer restarts to use the new settings. The system uses what is called a CMOS Checksum error code as a detector. Whenever you change the BIOS settings, the checksum is generated by adding all the bytes in the CMOS memory, then store the lowest byte of the sum. Then, whenever the system is booted, the system recalculates the checksum and compares the stored value. If they are different, the system knows that the CMOS has been corrupted in some way and will notify you via an error, usually something like CMOS Checksum Error. There are many different types of batteries used to power the CMOS, for the most part; they have evolved over time as technology has evolved. These batteries are discussed here. You will not normally deal with the CMOS memory directly; it contains the parameters that you enter the BIOS setup. Over time, it is possible that you have problems CMOS, for example, you may find that the machine can begin to forget its settings when it is started.
